Texas SML Consumer Notice & Recovery Fund
Consumers wishing to file a complaint against a company or a residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 N. Lamar, Suite 201, Austin, Texas 78705. Complaint forms and instructions may be obtained from the department's website at www.sml.texas.gov. A toll-free consumer hotline is available at 1-877-276-5550.
The department maintains a recovery fund to make payments of certain actual out-of-pocket damages sustained by borrowers caused by acts of licensed residential mortgage loan originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the department prior to the payment of a claim. Texas Mortgage Company Disclosure
Pursuant to the requirements of Section 157.007 of the Mortgage Broker License Act, Chapter 156, Texas Finance Code, and the rules of the Texas Department of Savings and Mortgage Lending,Dwelling Place Mortgage LLC provides the required Texas Mortgage Company Disclosure to applicants upon receipt of a loan application.

Rate Quotes, APR & Loan Estimates
Interest rates and Annual Percentage Rates (APRs) shown or discussed are for illustrative purposes only, reflect market conditions at a specific point in time, and are subject to change without notice. Your actual rate, APR, payment, and closing costs depend on credit score, loan-to-value, loan amount, occupancy, property type, lock period, and other factors. A Loan Estimate disclosing your specific terms will be provided within three business days of a completed application, as required by the TILA-RESPA Integrated Disclosure rule.
Mortgage Broker Role & Compensation
Dwelling Place Mortgage LLC operates as a mortgage broker. We are not acting as your agent and do not distribute the products of all lenders in the market. We shop your loan among our approved wholesale lender partners to identify a competitive option based on your circumstances.
We are compensated for our services either by the borrower or by the wholesale lender, as disclosed in your Loan Estimate and Closing Disclosure. Broker compensation is not based on the terms of the transaction other than the loan amount, and complies with Regulation Z Loan Originator Compensation requirements.
Affiliated Business Arrangements
Dwelling Place Mortgage LLC does not currently maintain any affiliated business arrangements as defined by the Real Estate Settlement Procedures Act (RESPA). If this changes, a written Affiliated Business Arrangement Disclosure will be provided at or before the time of referral.
Anti-Steering & Loan Options
In accordance with Regulation Z, we do not steer consumers to any particular loan for the purpose of increasing our compensation. When multiple loan options are available, we present options intended to reflect the lowest interest rate, the lowest total origination points and fees, and the lowest rate without risky features, so you can compare and choose.
Escrow Accounts & Servicing Transfer
Many loans require the establishment of an escrow account for property taxes and homeowners insurance. You will receive an Initial Escrow Account Disclosure at or shortly after closing summarizing your projected escrow activity for the first year.
Dwelling Place Mortgage LLC does not service the loans it originates. Your loan will be transferred to a servicer after closing. You will receive a Servicing Disclosure Statement at application and, if applicable, a Notice of Servicing Transfer after closing.
Adverse Action & Risk-Based Pricing
If your credit application is denied, or if you are offered credit on terms less favorable than the terms offered to a substantial proportion of consumers, you will receive a written Adverse Action Notice or Risk-Based Pricing Notice that describes the specific reasons and the credit reporting agency involved, as required by the FCRA and ECOA.
Right to Receive a Copy of Your Appraisal
We may order an appraisal to determine the property's value and charge you for this appraisal. You are entitled to a copy of any appraisal or other written valuation prepared in connection with your application, promptly upon completion and no later than three business days prior to closing, whether the loan closes or not.
CFPB Home Loan Toolkit
For purchase transactions, we provide the CFPB's Your Home Loan Toolkit booklet at application to help you understand the mortgage process, shop for the best loan, and evaluate closing documents. A copy is also available at consumerfinance.gov/owning-a-home.
Homeownership Counseling
As required by RESPA, we provide a list of HUD-approved homeownership counseling agencies within three business days of your application. You can also access the current HUD counselor list at consumerfinance.gov/find-a-housing-counselor or by calling HUD at 1-800-569-4287.
Servicing Disclosure Statement
Federal law requires that we provide a Servicing Disclosure Statement at application informing you whether the servicing of your loan may be transferred, sold, or assigned while any amount remains owed on the loan. Dwelling Place Mortgage LLC does not retain servicing on the loans it originates.
Flood Insurance Notice
If your property is located in a Special Flood Hazard Area (SFHA) as determined by the Federal Emergency Management Agency (FEMA), federal law requires you to purchase and maintain flood insurance for the life of the loan. You will receive a Notice of Special Flood Hazards and Availability of Federal Disaster Relief Assistance prior to closing when applicable.
Homeowners Insurance Choice
You have the right to choose your own homeowners insurance provider, so long as the policy meets the lender's coverage requirements. We will not require you to obtain insurance from any specific provider.
Identity Theft & Red Flags Program
Dwelling Place Mortgage LLC maintains an Identity Theft Prevention Program (Red Flags Rule) designed to detect, prevent, and mitigate identity theft in connection with our mortgage origination activities, in compliance with 16 CFR Part 681.
